The design of the HVAC systems is key to ensuring the temperature can be easily regulated throughout the building with maximum efficiency. Ventilation aids hygiene and productivity, ensuring you have a constant supply of clean fresh air.
To provide the most efficient and effective performance, an air conditioning system must be clean, mechanically sound, contain the correct quantity and type of refrigerant, provide the required air distribution, and dispose of all condensate. It is equally important that any remedials founds are resolved as quickly as possible to avoid further system issues developing.
Unfortunately, most HVAC systems issues occur during the hottest and coldest days of the year because this is the time that you’re heating or cooling system is working the hardest. Now more than ever, we are experiencing extreme weather and temperature changes, and the best way to ensure your system will be reliable during these times is to ensure regular seasonal maintenance. A planned maintenance approach will help identify and correct issues that can go unseen within your system before it leads to an untimely breakdown and/or more expensive repair.
The number of planned maintenance visits required per system is dependent on many factors, such as the size and age, location of indoor and outdoor units, usage, and so on. We recommend all systems are incorporated into a planned maintenance schedule to ensure services are carried out routinely, at precise times of the year to maximise the system's effectiveness and performance.
On our first service visit, all existing HVAC equipment will be asset tagged and a full asset list will be provided on completion. Following each service visit clients will be able to log on to the My Excel Portal, where they will be able to access new and old service reports, performance certificates, etc.
Planned HVAC Maintenance Program

Clean indoor air filters and return air grills
Check all wiring connections
Check the condition of the refrigerant pipe insulation
Test both modes of operation, measure, and record air on / off temperatures
Listen for any abnormal noises i.e. Vibrations
Carry out a visual check on the systems condition
Check the controller setting and fault indications

Installation
Excel Property Works has extensive experience installing and project managing commercial and domestic HVAC installations across the United Kingdom since 2012. Not only can we design and install the system itself but will also undertake all other aspects of the installation, including any electrical, plumbing, joinery or decorating work that is needed.

Service
It is recommended to carry out a HVAC service every six months, prior to Summer and Winter. Excel Property Works offer a wide range of HVAC service and maintenance solutions to new and existing customers, keeping their systems working at optimum performance and ensuring they can be relied on when needed most. Our service list includes one-off Minor or Major Service Visit, Chemical Coil Clean, System Deep Clean, Reactive Maintenance Visit and many more.

Planned Maintenance
A maintenance plan is the recommended way to maintain your air conditioning units and ensure they are running exactly as they should be. Regular servicing means that the units perform and run more effectively, saving you money on running costs. This can also prevent problems occurring, and identify minor repairs before they become major issues, further saving money in the long run. Many of our clients who have HVAC systems sign up to annual or rolling PPM Plans and incorporate annual HVAC maintenance.
